Vetting the Perfect California Home:

It started five years ago when my new out-of-state client connected with me about moving from the Midwest to enjoy sunsets over the Pacific. His list of “musts” and “nice-to-haves” included some of the following attributes:

As an agent spending a few years to find the perfect property, it can feel like a marathon that you hope is worth your investment of time and resources. But, if you get to know me, you know I’m in it for the long run. I was confident I could find my client a property that met all of his goals and the years of relationship building only reinforced my commitment to attaining his dream home. Many houses nearly hit the mark with the ideal mix of home, price, and lifestyle yet none completely matched the personality and fit for my client.

Negotiating & Buying in the Midst of a Pandemic:

Then, I entered 407 W E Street on the coast of Encinitas during a private invitation preview. Immediately, I knew this was it! This was the property that checked off every box with panoramic views of the Pacific and close proximity to downtown Encinitas.

We set a date for my client to visit and I arranged two days of property tours, saving 407 W E St. for last. Sure enough, 407 was THE home for him. Next came time for a strategy to land the right price and transaction details. I worked closely with my client to navigate negotiations, including many offers and counter offers, digitally from afar. Upon successful negotiations, escrow was opened and we arranged strategized trips to visit the property and set forth our plan that brought value and well-spent time with inspections, etc.

Then the COVID-19 pandemic hit. We’ve all been impacted significantly, and this certainly put an additional layer of stress to the transaction. Think delayed processes and a shift to virtual communication. The key to success in all this? Staying calm and staying the course. Working overtime to negotiate and prepare the sale with special attention to all the little details.

Finally, last month, I handed my client the keys to this incredible coastal estate. After years of working together and developing a friendship, I lent a helping hand with moving and we had a “cheers” while watching the sunset on the ocean-front patio of his new home. This is certainly what real estate is all about! The connections you make with others, watching hard work come to fruition, and celebrating a new chapter in life with your client.
